The four numbers that matter

Every UAE mortgage runs on these limits.

Set by the Central Bank of the UAE and applied by every licensed bank — no lender can legally exceed them, no matter your income.

Loan-to-Value (LTV) limits

How much of the property's value a bank can finance — the rest is your minimum down payment, funded from your own resources (not another loan or credit card).

How your bank actually reads this: DBR and LTV apply together, not separately. Your bank stress-tests your repayment at 2–4 percentage points above today's rate before approving, so qualifying on paper today doesn't guarantee approval if rates move. Each borrower can only use the "first home" LTV category once — a second Ajman property, even a small one, falls under the lower investment-property cap. Figures above reflect Central Bank of the UAE Regulations Regarding Mortgage Loans, current as of this guide's last review. The process

From pre-approval to holding your keys.

Seven steps, start to finish. We walk every Cosmos client through each one and coordinate directly with your bank and the ARRA trustee office.

Get pre-approved

Submit income and ID documents to your bank (or let us shortlist banks for you) to get a conditional mortgage offer. This confirms your real budget before you start viewing — pre-approvals are typically valid 60–90 days.

Find the property & sign the MOU

Once you've chosen a property with Cosmos, you and the seller sign a Memorandum of Understanding (Form F) and you pay a reservation deposit — usually 10% of the price, held until transfer.

Bank valuation

The bank instructs an independent valuer to assess the property. Your final loan amount is based on the lower of the valuation or the agreed sale price — not always the same number.

Final mortgage offer

With the valuation back, the bank issues a final offer letter confirming loan amount, rate, and tenor. Review it carefully — this is the document you're signing on.

Developer NOC (if applicable)

For off-plan or developer-registered units, a No-Objection Certificate confirms there are no outstanding service charges or restrictions before the property can be transferred or mortgaged.

Transfer & registration at ARRA

Buyer, seller, and the bank's representative meet at the Ajman Real Estate Regulatory Agency trustee office. The remaining balance and fees are settled, the mortgage is registered against the title in the same appointment, and the seller receives payment.

Receive your title deed

You walk away with a mortgaged title deed in your name and a fixed monthly repayment schedule. Cosmos stays on record as your point of contact for anything that comes up after handover.
